Buying a home is exciting. It can also involve a lot of decisions, paperwork and questions.

How much can you afford? How much deposit do you need? What mortgage should you choose? And what actually happens between finding a property and getting the keys?

If you're buying a home in Jersey, here's a simple guide to the process.

## 1. Work out what you can afford

Before you start booking viewings, it's worth getting a clear idea of what you can comfortably afford.

A lender will look at things such as your income, regular spending, existing commitments and other financial circumstances when assessing how much you may be able to borrow.

But your maximum borrowing amount isn't necessarily your ideal budget.

Think about the monthly payment alongside everything else you need to pay for, from bills and insurance to everyday living costs and unexpected expenses.

## 2. Understand your deposit

Your deposit is the amount you contribute towards the purchase price yourself.

The deposit you need will depend on the property, mortgage and lender. Generally, having a larger deposit can give you access to a wider range of mortgage options, although this isn't the only factor lenders consider.

It's also important to remember that your deposit isn't the only upfront cost when buying a home.

## 3. Remember the other costs

The purchase price isn't the whole story.

Depending on your circumstances, you may also need to budget for costs such as:

- Legal fees
- Property searches
- Surveys or valuations
- Stamp duty or other property taxes
- Mortgage fees
- Insurance
- Moving costs
- Any immediate work or improvements

Understanding these costs early can help you avoid surprises later.

## 4. Find the right mortgage

There are lots of different mortgage products and lenders available, and the right one depends on your circumstances.

You may need to consider:

- The amount you're borrowing
- Your deposit
- The mortgage term
- The interest rate
- Whether the rate is fixed or variable
- Any associated fees
- Your future plans

This is where an independent mortgage broker can be useful. Rather than trying to navigate every option yourself, you can get help understanding what's available and what it means for you.

## 5. Get your mortgage application underway

Once you've found a property you want to buy, the mortgage process moves from planning to action.

You'll need to provide information about your income, finances and circumstances, and the lender will assess your application.

It can feel complicated, but you don't have to figure it all out alone.

## 6. Make your offer and move towards completion

Once your offer is accepted, there are still several steps before you get the keys.

Your mortgage needs to progress, legal work needs to be completed and the purchase needs to reach completion.

This is often where having someone on hand to answer questions can make a big difference.

## Buying your first home?

If you're a first-time buyer, the process can feel even more daunting because everything is new.

Don't be afraid to ask questions. Understanding your mortgage, your costs and what happens next can make the whole experience feel much more manageable.

At Octagon Finance, we believe mortgage advice should be clear, straightforward and personal. We'll take the time to understand what you're looking to achieve, explain your options and guide you through the process.

## Why use an independent mortgage broker?

An independent mortgage broker can help you explore a range of mortgage options rather than being tied to one lender.

At Octagon Finance, we'll look at your circumstances, explain your options in plain English and help you find a mortgage that works for you.

Buying a home is a big decision. Your mortgage shouldn't be something you have to navigate alone.

**Found the home? Let's work out how to make it yours.**
