Mortgage FAQs

Got questions? We’ve got answers.

How much can I borrow for a mortgage in Jersey?

How much you can borrow depends on factors such as your income, outgoings, deposit and personal circumstances. We'll look at your situation and help you understand how much you could potentially borrow.

How much deposit do I need to buy a home in Jersey?

The deposit you'll need depends on the mortgage and lender. A larger deposit can sometimes give you access to more mortgage options or different rates. We'll explain what's available based on your circumstances.

What is conveyancing?

Conveyancing refers to the legal procedure required to transfer real estate ownership from a seller to a buyer. The process commences once your offer is officially accepted by the seller and finishes on completion day, when it is passed through Royal Court in Jersey and you receive the keys. Typically, a qualified Jersey solicitor or advocate will oversee all the necessary legal checks and documentation to secure your new home.

What is a survey, who does it and what is involved?

A property survey provides a comprehensive assessment of a property's condition prior to purchase completion. It helps uncover hidden defects, structural concerns, and future maintenance obligations, shielding you from unanticipated repair expenses. In Jersey, qualified independent RICS Chartered Building Surveyors perform these inspections.

Survey Types in Jersey

When purchasing a property in Jersey, you will encounter two distinct survey types:

Bank Valuation Survey (Mandatory)

  • Overview: A fundamental assessment organised by your mortgage provider.
  • Purpose: Designed to protect the lender by confirming the property's value covers the requested loan amount, rather than identifying underlying structural faults.

Independent Home Survey (Optional but Highly Recommended)

  • Overview: A thorough, detailed evaluation commissioned directly by you for complete assurance.
  • Purpose: Serves your interest as the buyer. Uncovering significant issues such as cost involved with essential repairs, providing leverage to renegotiate the purchase price with the seller.
How do I apply for a mortgage in Jersey?
